One of the vertical trim pieces on the exterior started to rot and shrink at the bottom and allowed water into that corner of the door frame. Ended up rotting out the whole corner of the door casing, portion of the stud, subfloor, interior casing trim, baseboard, drywall and one piece of the oak flooring. Sucked.

Yep, technically have two houses lol. Well, one house and a years lease on a condo. My half of the condo rent costs almost as much as the house mortgage

I think I got it. He started with this ultra durable composite decking but it was too modern for his tastes so he restored the deck using reclaimed wood to its original patina. Ya?

Damn. Water is no joke. That is a lot of damage for something that seems so minor.

Werd prices in southern Maine crazy. And houses here don't really justify the price, but usually they come with a couple acres of land. Its not like boston prices but it's creeping in that direction.

The Treasure Valley, Boise and surrounding radius, are insane. We've gone through a stint here were most houses are rising $5K-$8K a month and they're building new like crazy but can't keep up.
